- EXECUTIVE SUMMARY -
REQUIREMENTS OF THE WORK
We believe the architectural and engineering services for the Proposed
Project will
include the following:
-
Request the Owner’s representative for the project be
established at the beginning and the Owner’s line of
authority for various types of decisions be established to effectively
decide the design and construction issues.
- Assign Leland A. Gray as the project designer. He is the
Owner’s contact throughout the project and will coordinate
the work with LPDJ architects consultants, with the Owner’s
consultants, and with the Owner’s project manager. Jesse M.
Harris will support the project by providing the proposed agreements
and processing forms, facilitating the communication documentation,
providing project schedule updates and budget updates, writing the
specifications, and coordinating quality assurance inspections during
construction.
- Provide a Form of Agreement to the Proposed Project that is
designed to be Owner friendly but still fair to the Architect and its
Consultants. LPDJ architects will use other agreement forms such as the
AIA form if the Owner prefers.
- Complete a Schematic Design to confirm the project scope,
program, budget, schedule and specialized consulting services before
the Design Phase is fully in progress.
- Establish the project team that will have the expertise and
depth of experience to provide optimum credibility for the decisions,
recommendations and solutions.
- Provide the building designs that will fulfill the
Owner’s image, budget, and operating objectives. We believe
concrete thin- shell domes and a space frame as shown in the attached
schematic design drawings will provide the best space for the
Owner’s program. The combination of concrete thin-shell
construction, enough openings to provide natural ventilation, and a
split system HVAC system will also allow the Owner to operate the
building for the lowest cost.
- Encourage the Owner to negotiate the construction contracts
through an Owner’s project manager so they can:
- Have the best access to the pre-approved contractors.
- Have direct control of the construction cost.
- Have flexibility to make decisions that will be the
most beneficial for the project.
